Apartment management: what it includes and when it pays off
Apartment management means someone else takes over the day-to-day work of renting — pricing, the calendar, guests, cleaning and maintenance — while the owner keeps the income and full visibility of every step. Here is what the service covers, how it is charged and when it makes sense.

What apartment management includes
Good management is more than handing the keys to a guest. It is the whole job around the property, from the first listing to the income report:
- setting and monitoring prices by season, holidays, day of the week and events in the city;
- running one calendar, synced with every sales channel, with no double bookings;
- communicating with guests before, during and after the stay;
- checking guests in and out;
- coordinating cleaning and maintenance between every stay;
- solving problems on the spot;
- regular reports to the owner.
Cleaning and maintenance
The cleaning standard must never be left to chance. TrebiGroup runs its own cleaning agency: professional cleaning between stays, a change of linen and towels, an inventory check, regular inspections of the property and small repairs. Seasonal work, servicing and larger jobs are planned in advance and agreed with the owner before they are carried out.
How the owner follows what is happening
Handing over the work doesn't mean losing the overview. Through the TrebiStay system the owner can see bookings, guests, costs and payments at any moment, and follow income by month and by season. Dates the owner wants to keep for themselves are simply blocked in the calendar and update automatically on every platform.
How much apartment management costs
Management is charged as a percentage of the income, agreed with the owner once we know the property. The model has one important consequence: the manager only earns when the owner does, so both sides want the same thing.
When management pays off
Not every owner needs the full service. If you have the time and the will to look after guests yourself, a good listing and one synced calendar are often enough. Management makes the most sense when:
- you don't live in the city where the property is;
- you have several properties, or you are just starting out in rentals;
- you have no time for messages, arrivals and cleaning in the season;
- you want better reviews, and with them more bookings;
- you are only just buying or fitting out the property and want one partner from the start.
Services can be combined: you can use only the listing, only the cleaning, or full management.
How working together begins
Working together has three steps. First you send us the basic details of the property, and we get back to you personally with a proposal. Then we visit the property, prepare it and list it — you approve every step. Finally, we look after the guests and the maintenance, and you follow the results and receive the income.
The full service is available in Trebinje. Read more about all six services on the property management page, or list your property right away.
